1. Acceptance of Terms

By accessing or using nexlease.in, you agree to be bound by these Terms and Conditions. If you do not agree to all terms, please do not use our platform. These terms apply to all users including tenants, property owners, and visitors.

2. Platform Role

Nexlease Properties LLP is a technology platform that connects property owners with prospective tenants. We are not a real estate broker, agent, or developer. We do not own any properties listed on the platform. We facilitate connections and provide verification services.

3. User Responsibilities

Users must provide accurate and truthful information. Property owners are solely responsible for the accuracy of their listings. Tenants are responsible for verifying property details before making any payment. Users must be at least 18 years of age to use this platform.

4. Verification Services

Nexlease verifies owner identity via Aadhaar (UIDAI), PAN (NSDL), and 7/12 land records (MahaOnline via APISetu). However, we do not guarantee the accuracy of third-party government data. Verification reduces fraud but does not eliminate all risk.

5. Payments and Fees

Token payments are processed securely via Cashfree Payments. Nexlease charges a 0.5% commission on successful rental deal closures. Featured listing subscriptions are ₹499/month and non-refundable after activation. All amounts are in Indian Rupees (INR).

6. Prohibited Activities

Users must not post fraudulent or misleading listings, impersonate others, use the platform for illegal activities, attempt to bypass our security systems, or engage in any activity that violates applicable Indian law. Violations will result in immediate account termination without refund.

7. Intellectual Property

All content on nexlease.in including the Nexscore™ algorithm, platform design, code, and branding is owned by Nexlease Properties LLP and protected under the Indian Copyright Act, 1957 and the Trade Marks Act, 1999.

8. Limitation of Liability

Nexlease is not liable for disputes between owners and tenants, property damage, losses arising from rental transactions, or accuracy of government-issued land records. Our maximum liability in any case shall not exceed the amount paid to us in the preceding 3 months.

9. Privacy

We collect and process personal data including Aadhaar numbers (encrypted with AES-256), PAN numbers, phone numbers, and email addresses as described in our Privacy Policy. We comply with India's Digital Personal Data Protection Act, 2023.

10. Governing Law & Disputes

These terms are governed by the laws of India. All disputes arising out of or relating to these terms shall be subject to the exclusive jurisdiction of the competent courts in Mumbai, Maharashtra, India.

11. Changes to Terms

Nexlease reserves the right to modify these terms at any time. We will notify registered users via email or SMS. Continued use of the platform after changes constitutes acceptance of the revised terms.
